1. Hamilton Station Apartments
In 2018, we started entitlement and site planning for 3.17 acres of land at 37 Hamilton Ave, Frederick, MD. The site was previously used for parking and light manufacturing. In 2019, we formed a joint-venture with Pax-Edwards LLC to be the project's developer. In 2021, we closed financing for the project using 4% low-income housing tax credit investments, equity from development partners, and a mortgage and a loan from the Maryland Department of Housing and Community Development. The project has 80 apartments in five three-story, garden style buildings. Construction was completed in October 2022. Since January 2023, the property has been fully occupied.

3. Harmony Garden at VansvilleThe project is planned for 67 townhouses on approximately 7.75 acres of land located at 11701 Old Baltimore Pike in Beltsville, Maryland. The law firm O’Malley, Miles, Nylen & Gilmore is retained for land use legal services. Charles P. Johnson and Associates is engaged for civil engineering consulting for the project.

4. Harmony Garden at RandallstownIn 2021, we acquired 15.33 acres of vacant raw land in the northeast corner of the Liberty Court Shopping Center in the Randallstown area of Baltimore County, Maryland. Currently, our engineers and consultants are working on site plans and seeking entitlement approvals for developing 89 townhouses at the site.
